1. Subject of the Contract
These general terms and conditions govern the short-term rental of holiday homes managed by FiLoLi Srls (VAT ID 13534540961). The rental pertains to entire properties (or parts thereof) and includes the use of amenities and common areas, in accordance with the terms and conditions described in this document.
2. Booking and Confirmation
Booking of the holiday home is made via the website, email, telephone, etc., and must be confirmed by paying a deposit equal to 20% of the total amount (100% in the case of the discounted “Non-Refundable” rate).
Upon receipt of the deposit payment, the owner will send a booking confirmation via email.
The booking is considered final only upon payment of the total amount due (deposit + final balance) within 5 days prior to arrival (or at the time of booking for the discounted “Non-Refundable” rate).
3. Payments
Payment for the stay must be made in two phases: a deposit at the time of booking and the final balance at least [number of days] days prior to arrival.
Payment may be made via bank transfer, credit card, PayPal, or Satispay.
In case of cancellation by the guest for a “Standard” rate booking, the following cancellation policies apply:
Cancellation up to 5 days prior to arrival: 100% refund of the payment.
Cancellation less than 5 days prior to arrival: no refund.
4. Check-In and Check-Out
Check-in is scheduled between 3:00 PM and 8:00 PM unless otherwise agreed in advance.
Check-out must be completed by 10:00 AM on the day of departure.
Any requests for check-in or check-out outside of the specified times must be agreed upon in advance with the owner and may incur an additional cost.
5. Security Deposit
At check-in, the guest must provide a security deposit of €300 (three hundred) as a guarantee against property damage.
The security deposit will be refunded within 7 (seven) days of departure, subject to verification of the condition of the holiday home. Any damages or shortages will be deducted from the deposit.
6. House Rules
Guests agree to comply with the following house rules:
Smoking is not permitted inside the property.
Pets are not allowed.
Parties or events are prohibited without the prior consent of the owner.
Guests must behave respectfully toward neighbors and in common areas.
In case of violation of the house rules, the owner reserves the right to immediately terminate the rental agreement without refund.
7. Liability
The owner is not liable for damages or accidents that may occur during the stay at the holiday home.
The guest is responsible for the proper use of the holiday home and its equipment. In case of damages, the guest must reimburse the cost of repairs or replacements.
8. Cancellations and Modifications
The booking may only be canceled or modified according to the cancellation terms outlined in Section 3.
Any changes to the booking, such as a change in stay dates, must be agreed upon with the owner and may incur additional costs.
9. Privacy and Data Processing
Personal data provided at the time of booking will be processed in compliance with applicable privacy laws and will not be disclosed to third parties without the guest’s explicit consent, except for purposes related to the management of the booking.
10. Force Majeure
The owner will not be held liable for non-fulfillment resulting from force majeure events (e.g., natural disasters, infrastructure failures, etc.).
11. Disputes
Any dispute arising from the interpretation and/or execution of this contract shall be submitted to the jurisdiction of the Court of Milan, with Italian law applicable.
12. Acceptance of Terms
Booking implies full acceptance of these general terms and conditions. The guest confirms having read and unreservedly accepted them at the time of booking.
